Whole-home cleanouts for Southlake moves, remodels and long-overdue resets
A whole-home cleanout is different from an estate: the owner is usually still involved, often still living there, and the goal is a fresh start — a move, a renovation, a sale, or simply getting years of accumulation out of the way. We clear multiple rooms in one coordinated visit.
How is a whole-house cleanout planned?
List each room and the items going, including closets, garage storage and outdoor areas. Keep items going with movers separate. Total contents, stairs and carry distance affect the quote; larger cleanouts may require multiple truckloads or visits.

Why people book a whole-home cleanout
- Moving out and not taking most of the furniture
- Preparing rooms for a renovation crew
- Getting a house ready to list
- Clearing a home after tenants or extended family move out
- A long-postponed reset of the garage, game room, closets and storage
How we sequence a multi-room job
We start with the spaces that block everything else — usually the garage or the room nearest the door — so the carry path opens up. Large furniture comes out before boxed contents. Upstairs rooms are cleared top-down, with the staircase protected where it's finished wood or carpet.
If you're still living in the home, we work around you: one floor at a time, or only the rooms you've marked.
Space that's easy to underestimate
Many larger Southlake homes have more storage than people realize until it's being emptied: bonus rooms, media rooms, walk-in closets, under-stair storage, three-car garages and floored attic areas. Photos of each space help us estimate truck volume accurately so there are no surprises.
Make a room-by-room removal list
Label each room in your photos and separate removal items from furniture going with the movers. Include closets, under-stair storage and outdoor areas rather than only furnished rooms. If one room must stay usable during the cleanout, identify it before estimating. A clear room list also helps you compare quotes that might otherwise cover different amounts of work.
Scope notes
- Pricing reflects total volume, labor and access across all rooms.
- Specialty materials are quoted separately.
Questions about whole-home cleanouts
Can you do the whole house in one day?
Timing depends on contents, access, crew availability and truckloads. Photos or a walkthrough help us plan the schedule; larger projects may require multiple visits.
Do I need to box everything first?
No. Loose items are fine. Bagging small things helps speed, but our crew handles packing items for the haul.
How much does junk removal cost in Southlake?
Single item pickups start at $99; Small pickups start at $149; Medium pickups start at $275; Large pickups start at $475; Full load pickups start at $700+. These are starting rates, not fixed quotes. Volume, weight, labor, stairs and access affect the final price, which is confirmed before work begins.
Can I get an estimate from photos?
Yes. Text a wide photo of each space, close-ups of heavy or unusual items, and the path to the truck. Include your location and preferred timing. Larger estates and structural removals may need a walkthrough. The final price is confirmed before removal.
